In the village of Baderna near Poreč (20 km from Poreč) we sell a beautiful villa with a swimming pool, located on the edge of an Istrian village (with lots of privacy).
The villa (ground floor + attic) was built in 2010. It has 4 bedrooms, 3 bathrooms and auxiliary toilets.
The land is completely fenced. There is a carport for 2-3 cars behind the house.
It is distinguished by a really large plot of land (4,212 m2) and a large swimming pool with an area of 66 m2.
Size
The area of the house measures 305 m2 gross or 234 m2 net area, the rest is represented by terraces in front, next to and behind the house.

Layout of rooms by floor of the house:

All windows are wooden. The house has underfloor heating, except in the bedrooms, where there are radiators. The extension does not have central heating, but can be additionally heated with a fireplace. The floor covering is ceramic, except in the lower bedrooms, where there is parquet.
Since the house was built in 2010, it has been regularly maintained and renovated, such as:
- In 2022, the entire roof covering was replaced, additional canopies were made over the balcony, etc.
- In 2024, the entire pool machinery was renovated and stone was laid around the pool, and the path leading to the house was also asphalted

Access to the house is legally regulated.
Takeover is possible within a month or two.
Conditions and other
The owner's condition for concluding the deal: the buyer pays real estate transfer tax in the amount of 2% of the sales price or tax base. The buyer does not have any brokerage or agency costs.
